To my neighbors in Natomas:
The new flood maps have been announced. As of December 8, 2008 the Natomas basin will be a zone AE. Currently Natomas is in a flood zone "X" and eligible for preferred flood insurance at low rates of $348 (or less) per year. If you buy a policy before the new maps are released you will not see an increase until your policy renewal. Furthermore, once it does renew your house will be eligible to keep a "grandfathered" rate lower than those who buy new policies, yet higher than the current preferred rate.
On the left side of this page are the preferred flood rates. The top set are for homes on slab foundations or homes with properly vented crawl spaces. The lower set are rates for homes with basements or obstructed crawl spaces.
As a Pocket/Greenhaven area resident I too carry flood insurance for my house. It is an expense I'd rather not have. But, I recognize the risk of living next to the Sacramento River.
